How binding is a sales agreement?
My father purchased a large piece of ground from a gentleman 3 yrs ago. The sales agreement never mentioned the rights to the timber also it was never even spoke about. Although the gas rights were carefully explained because they were not part of the purchase. In a conversation the other day with the previous owner my dad found out that the timber rights were not his. Turns out the deed that my dad signed does say the timber rights do not come with the property. We have been in disbelief over all this because it never mentioned in conversation like the gas rights had been and it wasn’t brought up in the sales agreement? Is there any thing we can do?

So your father knew about this and agreed to it from the beginning.
He may have changed his mind, but the only thing he can do now is to purchase the timber rights.
There is no need to discuss things not being sold in a sales agreement. The sales agreement would only pertain to items actually for sale, not anything not for sale.
